[Calc Review] Help me analyze this deal

As a BRAND NEW real estate investor, this is the very first deal I analyzed and was hoping to see if I made some good assumptions....I was not sure what to put for ARV or even how to estimate repairs. The pictures I saw of the inside make this look like it really needs love....
I was also not sure of assumptions to make re: lender points and other lender fees. I assumed 3 points and no other fees.
With the numbers I used, the Cash ROI is really low with an cash flow of only $130+ a month so I wouldn't want to invest in this one...any suggestions that would make this one a good deal (perhaps offer a lower price)?
