Analysis on Cash Flow of Existing Property
Just to preface this question, go easy on me. Its my first post on the forums, but looking to learn more.
My wife and I moved into a new house after getting married and kept the house she originally bought to use as a rental property.
Its been a few years and we are trying to decide when to know what is the right time to sell or if this is actually still worth renting out.
I tried to use the four square method, but a little confused on the process since there are some things in the past. We had a mortgage that is now paid off. So, boxes 1 and 2 are easy since we have it rented out right now. Then, I guess its just box 4 and the real analysis that is throwing me off. If we sell there might be a small gain from the purchase price, but I really want to see if the percentage makes sense here or if we could do better investing this money in possibly two houses after the sale.
