[Calc Review] Help me analyze this deal

Hi guys. Im looking at the Ohio market (as i live in expensive San Francisco) and trying to see if it's a viable area to start searching for properties. I'm new so i expect to have errors in my input data so i am hoping a can get a brutal critique on my analysis. I started by looking up a random rental off of craigslist (https://cleveland.craigslist.org/apa/d/euclid-hous...) and used zillow (https://www.zillow.com/homes/for_sale/33626522_zpi...) to compare. I looked up averages for utilities and insurance on google and took the annual taxes off the tax assessor website (https://treasurer.cuyahogacounty.us/payments/real_...). More or less a guess on vacancy, capex, and repairs.
