First deal analyzed, any feedback/criticism would be appreciated!

This is a rundown duplex in my area that caught my eye, I have an investor willing to cover the purchase price and rehab cost in cash. This is very rough estimate because I haven't even seen the property in person so the rehab numbers are just guesses. I am a contractor so I can do most of the work with my crew at cost. It doesn't seem like its a bad deal, I'm just unsure about the refi numbers and the different expenses I've entered. So thank you for your time looking at my deal and thank you for any tips/suggestions you may have!
