Pittsburgh - Help me analyze this deal

I estimated 80k for rehab which was a guess but I added this into the purchase price because I would use a loan for purchase and rehab. Any and all feedback is appreciated!

@Savannah Lewison That's a tough neighborhood. I think you are a little high on the rents. Also what loan would you be using that you only have to put down that small of a down payment and can finance the purchase+rehab at 5% interest? Would you be owner occupying? I think your expense numbers look good though except for insurance might want to increase that a tad bit for a 3 unit building of that size.
