[Calc Review] Help me analyze this deal

This is in a rural area of slightly declining population driven my a major employer that left some years ago and now is stable. It is relatively cheap compared to places closer to the city and has cash flow wheres close to the city does not.  I am interested how the financials stack up against areas more known to be investor friendly in the South or the MidWest.  This is my first deal and want to be closer to home to start so I can easily put an eyeball on the place and meet with realtors/property managers without boarding a plane. However, I am not sure my area is smart to invest in and would like to know how it compares.  Also, any thoughts on the 6 duplex's vs. 12 units in one building. I like the idea I could sell them off one at a time if I wanted, but there are probably downsides as well. Interested to know what you think!
