Investment Info:

Single-family residence buy & hold investment.

Purchase price: $40,000
Cash invested: $40,000

Three Floor 6BR/2BA 2,062 Sq. Ft. with beautiful hardwood floors. Excellent as multifamily within a single residence, and extra bedroom on main level. One (or two) BRs on main floor with kitchen living, dinning, and bathroom; four BRs on 2nd floor with nice layout and BR, and studio on 3rd.

What made you interested in investing in this type of deal?

I like buy and hold investments that cashflow.

How did you find this deal and how did you negotiate it?

I love Nonviolent Communication, and I went to a training in Columbus, OH, and the lead trainer housed me with a woman who was investing in The Hill Top, and she got me excited about investing there and offered me deals.

How did you finance this deal?

All cash.

How did you add value to the deal?

I had cash and my seller needed it to undo her leverage.

What was the outcome?

I was able to acquire good cashflowing property and have it managed by someone experienced in the area.

Follow your heart and interests when investing, but always confirm the numbers.
