Double Net (NN) Commercial Deal

Investment Info:

Single-family residence commercial investment investment.

Purchase price: $1,650,000
Cash invested: $1,650,000

This was a family investment that was our first NNN deal. It is technically a NN, thus there is a great PM In place, but still requires a bit of oversight. It was an amazing learning experience, but will only be pursuing true NNN going forward.

What made you interested in investing in this type of deal?

It was a relatively passive investment when compared to traditional residential.

How did you find this deal and how did you negotiate it?

I found it with a commercial broker and we negotiated for what was a fair price since the lease was already established, we were unable to change the terms.

How did you finance this deal?

I financed it with a few minority partners.
