@Robert Leonard thank you for the feedback. We walked the four units last week and the units are all in great shape. All new furnaces and water heaters. The next anticipated Cap X expense would be the roofs and we have received a quote to replace the roofs for $4K in the next few years.

The closing costs are spot on with the Seller closing cost credits that are being given. The reason we sliced the pie this low for vacancy is that these units are 100% occupied with all current leases. Currently there is an affordable rental storage here in Columbus Ohio and we have experienced multiple applications to choose from even in the winter months. I generally account for 15% for PM 9%, Cap X, Vacancy and Repairs, however the pie is split. Even if we bump up to 20% total we believe this one will give us some good monthly flow.

We are closing in a few weeks, I be sure to update where the actuals land after a few quarters.
