What made you interested in investing in this type of deal?

How did you find this deal and how did you negotiate it?
Realitor gave me a stack of single family homes to flip through.... boring, this one was hidden within the pile. Ran the numbers and saw that there was more cash flow here then with the single familys , BUT 8 family’s!! OMG!! Numbers proved themselves, so I went for it.
How did you finance this deal?
Cash deposit
5 year note with seller at 8%
Refined at 5% after the 5 years
How did you add value to the deal?
Had seller raise rents 100 each apartment during our transaction, while maintaining occupancy.
What was the outcome?
1500/mth -18% cash on cash return
