[Calc Review] Help me analyze this deal - 4-plex 1 of 2 units

This looks like a great opportunity. I would like to get some feedback on anything I might be missing. There are 2 - 4plexes being sold by the same owner. Thinking I could negotiate a little better price or check on seller 2nd for the purchase with both. I will be posting the second shortly. I just sold a property and have the money in a 1031 exchange so will need to move pretty quickly on this. Thanks in advance for your thoughts.
