Hi, @Shaun M Skeffington, a few things here:

1. Your repairs and CapEx are way too low. I figure 7.5% for each.
2. Vacancy looks too low, but that's super local. 
3. You should include management (10%) even if you plan to self manage.
4. Are there any utilities you'll have to cover? Common-area lights or water/sewer?
5. What makes you think you'll be able to increase the value by $15k with $10k of work?
6. Do you plan to owner-occupy? You've figured 10% down, but most banks want 25%, if it's a pure investment property.
