Fireplace or no fireplace? 🔥

I’m closing on a quad next week. Each unit has a fireplace but none of the wood burning fireplaces are functional. Have other investors found that there is great value in having functional fireplaces? I’m just wondering if I’ll be able to increase rents to a point where repairing all fireplaces is advantageous.
