Single-family residence buy & hold investment in King Of Prussia.

Purchase price: $220,000
Cash invested: $10,000

My first investment property purchased first as a primary residence and later rented out

What made you interested in investing in this type of deal?

Strong rental comps, could get in with only 5% down, cap rate over 10%

How did you find this deal and how did you negotiate it?

Was listed on market for over 80 days in the winter. Most do not look to buy as rentals here, they look as primary occupancy. Near park and good school district

How did you finance this deal?

30 year mortgage

How did you add value to the deal?

Updated kitchen, floors and bathroom countertops

What was the outcome?

highest renting townhome in the neighborhood
