Investment Info:

Single-family residence buy & hold investment in Tampa.

Purchase price: $100,000
Cash invested: $85,000

We held this property from 2006- 2011 and rented it for $1000 per month.

What made you interested in investing in this type of deal?

We had been in real estate for years assisting others buy and hold

How did you find this deal and how did you negotiate it?

We are realtors so we hunted for a good deal

How did you finance this deal?

Rehab finance

How did you add value to the deal?

Rehabbed the kitchen, and replaced the flooring throughout.

What was the outcome?

Rented within 2 weeks for $1000

Lessons learned? Challenges?

Rented thru the down turn of the market and learned this is business not a charity.
