Milwaukee Duplex BRRRR Investment

Investment Info:

Small multi-family (2-4 units) buy & hold investment in Milwaukee.

Purchased distressed property that recently experienced significant damage from a fire. We received approval for a cash out refinance after rehabbing the property, allowing us to continue our BRRRR strategy.

@Dan Handford we plan to refi out our cash equity for the first several properties. Goal #1 is to scale the portfolio. In the meantime we're holding a decent amount of cash aside to manage liquidity, emergency repairs, etc. After our next three 2-4 unit purchases our aim is to syndicate a few properties in the +4 unit range and take on larger projects from there. At that point it will likely be more difficult for us to find a lender who will give us enough leverage to cash out our acquisition and repair costs.

We're very lucky in that we found a mentor (+600 units) who is managing the properties for us and guiding us through the investment and financing process for our first few deals. With his guidance and property management team in place we have some meaningful support to help scale our portfolio.
