Large multi-family (5+ units) other investment.

Purchase price: $14,500,000
Cash invested: $6,000,000
Sale price: $14,600,000

This is an investment opportunity of ground up construction of a 60 unit building with a ACV (After Construction Value) of 23Mil.

What made you interested in investing in this type of deal?

The great movement of urbanizing los angeles.

How did you find this deal and how did you negotiate it?

We assembled lots from individual property owners to create investment opportunities outside the MLS. off markets deals

How did you finance this deal?

We finance thru private equity and traditional lending institutions.

How did you add value to the deal?

Assembling lots and reducing construction costs.

What was the outcome?

New Building costing 65% of the Value.

20 years of experience learned alot about assembling lots and development of real estate.
