[Calc Review] Help me analyze this deal

This would potentially be our first deal. The deal does not cash flow for the first few years but we are hoping to offset some of this with short term rentals, estimated $5,300 of additional income per year. The real value is in the above average appreciation of the property because of the location. It is in a small resort community that is receiving A LOT of outside investment in the town and surrounding ski resorts and private communities. The demand for affordable housing is already outpacing the supply by a huge margin. Does the potential Property Value increase over the coming years make this deal a good investment on its own and is it worth buying this property with the anticipation that the month to month rental rates will eventually catch up with the monthly expenses?
