Residential housing project

Investment Info:

Single-family residence private money loan investment.

Purchase price: $2,500,000
Cash invested: $40,000

looking for investor to invest $2.5M to finalie purchase of 220,000sqft lot to build 40 residential houses for middle class families.

What made you interested in investing in this type of deal?

A lot of local families (about 3,000) are looking for housing in Curacao (Caribbean island) and banks are happy to provide mortgages right now, but there is no one building any middle class family houses. So, I am up for the challenge and in the process make myself and investors a nice profit.

How did you find this deal and how did you negotiate it?

I was overwhelmed by requests for housing by people who has been pre-approved for mortgage but did not have any options.

How did you finance this deal?

Looking for investors.

How did you add value to the deal?

By using solar lights for street lights, solar leasing for owners instead of only grid energy, using under ground water to water plants etc.

What was the outcome?

On-going project
