ORLANDO [SFH] Help me analyze this deal- PRACTICE

Hi guys I was practicing analyzing this deal. The ARV I got from the lowest Zillow estimate. The rehab looks pretty cosmetic so I estimated under $15k. The vacancy rate I got from realtor. 

Can you guys tell me if the calculation looks ok? Am I forgetting any other expenses?

The seller says cash purchase only. Thank you.

@Jason Ma Hello, I actually looked (drove by) this property a month or two ago when it was listed on the MLS over $100. My husband and I decided that we were not be comfortable in the neighborhood. It is a D neighborhood for sure. Winter Garden is a great communIty that has a lot to offer, however it has a large footprint. If this house was located 2-3 miles west, closer to the historic downtown are it would be a $200k house. Instead it is adjacent to old manufacturing plant (only know because as I said we drove by and I had never seen that side of Winter Garden). Let me know if you have any follow up questions; check out google earth. When we drove through, middle of the day on a Sat or Sunday there were lots of people sitting in there driveways and people walking in the middle of the street.

@Jason Ma oh and actually looking at the calculatior report, there’s no way you’d get $1,500 in that neighborhood. People able to pay that mush have better options in the area.

In regards to areas to avoid, It’s tough to say as I was surprised of the condition of this neighborhood when we drove through. If you find any other properties feel free to shoot me the address and I can let you know what I think of the neighborhood. I’m in the market for small multi-family so no competition  from me on sfr  

 This property is only a few doors down and renting for $1,100. It does have 1 less bedroom: 

1198 Maxey Dr,Winter Garden, FL 34787

Winter Garden is a HOA heavy area so for our SFR we include lawncare ($100 month) for price of mind and minimize the HOA violation letters. HOA fees are also very common, the cost and what is included vary widely so be sure to find out. Some communities include cable/internet while others include lawncare in addition to your typical community pool. For multifamily, they do not tend to be in HOAs and have separate utilities that you can pass on to the tenants although you would want to include lawncare. Garbage is included in our property taxes here so no need to add that expense. 

You can can use the property appraisers website to “estimate” the property taxes based on expected purchase price. The webinars  @Brandon Turner does weekend (Mahalo Brandon) he mentions a quick cheer of getting the property taxes from Zillow however since the Orange County (FL) Property Appraisers site has a estimation tool I prefer to used that.

I didn’t think the address was supposed to show so I was surprised to see it disclosed. As much as I like to trust people I would also be reluctant to share with the actual address.  

In regard to your other kind comment, thank you. I’m huge on transparency and while I only have one deal under my belt I am happy to share what knowledge I have.

I believe I put up in my profile that I just relocated here from N.Y. to Orlando.  I have been to Winter Garden a number of times because my niece is a singer and she draws a crowd at one of the venues...I love Winter Garden...I drove all around and didn't see anything undesirable but then again, I am from Manhattan so.........🤪 it was

I'm making a super generalization with the year. Each property you would have to dig into to find out whether it has a HOA or not.

I apologize Jason I want to thank you for your input and information....I am still unpacking and it's so stressful trying to keep up.  I would never have guessed.....I think I'm going to need to make a little bit more money before I start thinking of buying especially in that area.....But thank you both for all your information!
