Investment Info:

Small multi-family (2-4 units) buy & hold investment in Dayton.

Purchase price: $10,000
Cash invested: $17,000

This is one of our last personal holdings in the Dayton market. We're freeing up some capital for future projects. We'll execute a 1031 on this one. It was structured as a purchase money mortgage with $10k down...so it paid for itself until now. We completed a $17k reno prior to resale. A $73k sale price puts us at a healthy ROI...time to move on to another project.
