Super rush hard money loan

Investment Info:

Single-family residence hard money loan investment in Orlando.

Purchase price: $160,000
Cash invested: $126,000

Client needed a hard money loan in 24 hours. My company made it happen by completing a full file with the client the same day, reviewing the file and title work, and rushing out loan documents to close in time.

How did you find this deal and how did you negotiate it?

Clients buyer was not able to close on time for a 2nd side simultaneous transaction, so my company financed the frontside transaction so it could close on time.

How did you finance this deal?

Financed through a private fund.

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Law Office of Ronnie Henderson was great to work with. They got the title commitment changed over to our name and coordinated the rush transaction.
