[Calc Review] Help me analyze this deal

Hi BP community!

I have been playing around with the rental calculator, looking at numerous "deals" in the area. This one is on a triplex in a nice part of town that my wife and I would do a house-hack with. Looking at what the calculator shows, seems the cash flow might be low for a multi family. Wondering what people think in regards to the expenses I put in. I guessed on the repair costs and ARV. The home is older but in a very nice part of town. Im wondering how to adjust my expectations for returns on a property that would be considered in an "A" area.
