Investment Info:

Single-family residence fix & flip investment.

2600sqft 3 story brick home. 4 bedrooms, 2 bathrooms, huge yard with 2 car detached garage.

Turned into a 3 bedroom, 3.5 bathroom amazing refinished woodwork house with a touch of modern finishes to bring the old and new together.

What made you interested in investing in this type of deal?

Beautiful Woodwork that needed life brought back to it.

How did you find this deal and how did you negotiate it?

Through a wholesaler i became friends with through the local REIA.

How did you finance this deal?

Private money for the purchase, and self funded for the repair.

How did you add value to the deal?

Increasing bathrooms, refinishing whole house woodwork, updating all mechanical items, and adding those modern touches throughout.

What was the outcome?

Almost ready for sale.

Lessons learned? Challenges?

Time lines and GC control.
