@Carlo Santarelli if you use the 1% rule, either the sales price is too high or the rent is too low. I don’t know that area well enough to understand where rent should be.

You also mentioned that the kids want to sell the rentals, does this mean more than one?

BUY: 70K

REHAB: 170K

CURRENT SALES PRICE: 375K

How big is that master bath? do you know the dimensions? looks great! i'm guessing this is an older home, 175k is a lot to put into one of these houses. I wonder what your big numbers were for capex but obviously it looks really good. i'm sure you won't have any trouble selling this. Is this in what part of columbus? in 43206 or 43205? good luck! looks like lindsey staged it for you she's awesome! i recognize the tables she uses lol. Did you build a garage?

We did build a garage on an existing foundation after we tore the old one down.
