@Shmuel Waldman The big issue I see is your cash on cash return being less than 10%. At 6% you could lend money and make a better return. I know you don't get principal pay down on lending money but I think you could do better. Another issue is your property management fee. I have never seen a company go below 9% unless you have 10 or more units being managed by them. I have never seen a management company do 5% except on large 100+ unit buildings. If you have a quote already, then you have found a great deal. If not, you will probably want to double your property management fee to 10%.
