Cash invested: $130,000
Sale price: $608,000

Fix and sell for exchange, making a very dumpy 3 bedroom 1 bathroom home into an immaculate turn key 3 bedroom 2 bathroom home.

Opportunity

How did you find this deal and how did you negotiate it?

Door knocking and purchased directly from home owner.

How did you finance this deal?

Seller financed the house with small down payment and I paid for the construction part.

How did you add value to the deal?

Added half bathroom, opened up the backyard, and the standard flooring, windows, doors, kitchen and bath renovations.

What was the outcome?

Profit of over $60,000
