[Calc Review] Help me analyze this deal

Good day BP community,

I am trying to find my 1st deal buy and hold.

I just wanted to see if this all checks out. Should I set aside more on monthly expenses. I don't know if this is good thing or a bad thing, but there is only one other property that I saw on Zillow that is for rent near this one. They are asking 1400.00 per month and it has 100 sq. ft. more. The schools near the house have 4 stars on HAR.com
