Pre analyzing an apartment (off market)

I don’t have numbers yet but wanted to ask on here if it could even be a good deal knowing the town.

Now it could possibly be an extremely good find since it’s unlisted and has a for sale by owner sign in yard. It’s an apartment I noticed on my way to work this morning and doesn’t looks vacant. But the exterior looks good (newer vinyl siding). It’s one story maybe 7-10 units. 

The town well it looks like a bunch of 30k homes but a site says median home value is 60k, median gross rent 733 (seems high) and population of 1700. The town has nothing going for it. It’s about 15 minutes from a big city. 

With that information would you go any further with this?
