Lake Arthur deal 8 units [Calc Review] Help me analyze this deal

I would love to get your thoughts on this deal.  Even the cash on cash seems to be low but the cash flow is close to  $100 per unit.   expenses seem to be high especially on electricity part where  4 units were paid by the tenants but other 4 units were paid by landlord.  this would be an opportunity to convert these units to add meters on the 4 units which would cost me upfront but long run it will be saving by assign the electricity back to the tenants to be held responsible to pay the electricity.

@Mark Bella with those numbers it's a hard no for me. First glance it doesn't pass the 1% rule. It also cash flows less than 100 a door. You are also sticking over 200k into the deal. A 2% vacancy seems a little hopeful. Even though the listing has it as a highly sought after property I would go a little higher. I am also curious about the 2k repair cost. Does it need no repairs. At those numbers it just seems like a thin deal with not a lot of room to play with.
