Give up equity in exchange for trust?

My fiancé and I live in NYC and know we do not want to raise kids here. We have 2-3 places elsewhere in the country we want to raise kids where we also have trusted friends/family who are renters. Idea is this: We rent to a family member/friend we truly trust after purchasing a single family home in their area. They pay market rent/manage the home (I pay for parts/labor but they coordinate) and after 3 years (when we want to have kids) they move out but receive a portion of equity in the home (5% ?) payable whenever we sell the house down the road (could be 20 years). Main advantage I see is a tenant I trust building equity for me in a home I want to move into anyway down the line. I personally put a high value on having tenants I KNOW wont screw me over. What are the disadvantages? I want you all to pick this apart.
