MLS duplex just went expired on MLS what should I do to acquire?

Saw a post for a duplex for sale in a really good area in my town which went expired on the MLS. The owner is overpricing the house and wants 30% higher than market value for the property which is not in good condition. The rest of the homes in that area sold for way less and are at least 400 sqFt bigger. What strategies should I use or advice do you have to give when dealing with a heard seller like this.
