[Calc Review] Help me analyze this deal

I am new and have not purchased a property yet. I would like to put an offer on this duplex. When I run the numbers I am coming up with 70K less then what they are asking. Looking at the report that I created, do the numbers that I entered look correct? I feel that I am being to conservative.
