[Calc Review] Help me analyze this Northern NJ flip

Hi there, can anyone tell me what I'm doing wrong on this calculation? This calculation assumes I'd get the property for approximately $130k and put $45k into repairs and an ARV of $210k, and it's saying the max offer should be -$12k. Why is it saying negative?
