Analyze this deal for me.
Hello everybody! I am looking into buying my first investment property, and would love some feedback on a property i am looking at.
Property: SFR, 4/2.
Condition: Turnkey. Fully remodeled.
Price: 150k
Rent: I can possibly rent it for $1,500/mo. I can definitely rent it for $1,400/mo. I can list it at $1,300 and have it filled the next day.
Area: Property sits right next to a military base. National park near by that brings turists.
100% financed through VA.
Swamp cooler / septic tank.
Just under 2000 square ft.
I also want to hear your guy's opinions on swamp coolers. The roof has that ugly swamp cooler streak on it, and since this is my first real estate deal, i dont know if i should worry about it. Does it pose and structural damages or is it strictly cosmetic?
I appreciate any help i can get!
