[Calc Review] Help me analyze this deal

Hello All!

So, before you look at this link, our question is really 2-fold.

1) Would you touch this property knowing that it's currently completely vacant and boarded up. (It's a 6-unit property. Each unit is a 2 BR 1 Bath.) We believe that the roof will need to be replaced, but we haven't been inside yet, so rehab costs are hard to estimate accurately.

2) What would you offer for the property if it's something you would consider? It's listed at $160,000. Another building in the neighborhood (same style & plan) is listed for $300,000.

The neighborhood is near a new stadium (Atlanta Braves), several employers and shopping/restaurants, but is just outside the city proper.
