Seller financing for a four plex need advice

I know an individual personally that is trying to get rid of his four plex. I'm looking for creative ways to purchase this property and wanted to see if anyone had any ideas. Seller financing maybe, using an Fha, anything like that.. How would the seller financing work? What are the pros and cons of doing the deal this way? Any input would be greatly appreciated!
