Most expensive duplex on the street worth it?

The duplex is completely renovated and is on a tiny street with similar duplexs. Its slightly smaller than rest tho BUT It is the nicest. They are asking $135K which is $145/sqft. The average in the area is only ~$90/sqft. So my room for appreication is maxed out for the future. Still worth it?

PROS: duplex, everything new, low maintanance.
CONS: price, shared wall is thin and can hear through it.

 If it cash flows to your satisfaction and you plan on holding it for the very long term, it will probably work out. I'd have a professional appraisal done and see if the appraiser thinks it'w worth the asking price. If it isn't it's a good tool for getting the priced reduced.
