Hey I wanted to reach out and ask if anyone can help me lock in the best numbers i can here I know every number to put except for the fees involved because im on my way to my first flip. So what do i put in the slot of purchase closing costs and sales closing costs??

It would be funded by a private lendor that  wants 20% down and 12 % interest (1% per month) and planning on holding it for 4 months project. 

please help and thanks

Steven DAmbra for closing costs I use 4% of the purchase price and selling costs 2% of ARV plus another 6% for commissions. This will vary slightly state to state or title company to title company. Talk to your local title company and show them the deal and get a sample Alta statement which will give you a more accurate way to know your numbers.
