[Calc Review] Help me analyze this deal

Hello all, I would be interested in hearing what you think of this out of state property I am looking at. Its a duplex, near a university in an otherwise stagnant city. The neighborhood is a B/B-, and while I have some questions about the long term prospects of the city & state, its proximity to campus makes me think property values/rents should stay stable.
I have the vacancy rate very low. I think that is very doable because the house literally is right at the edge of campus and I think a consistent influx of students should allow me to keep a very low vacancy rate.
Thoughts on things I should tweak in my assumptions?
