Duplex evaluation method

Hey Guys, I’m looking at a set of duplexes (4 total doors) and I’m wondering if I should evaluate it as a traditional residential property (price per sq/ft, etc) or as a commercial property which would be more cap rate driven. At which point does a property evaluation switch from residential type evaluation to commercial evaluation? Thank you in advance!
