[Calc Review] Help me analyze this deal

Im not sure if im analyzing this propery correct on the BRRRR calculator. Its listed for 39,900 by a wholesaler. I will go see it tonight to decide what updates are needed. Its estimated to be worth $91,000 on realtor.com. Im still unsure if im maybe not putting the right numbers in because it seems like by renting it out, id lose money the first year. Rents for 3 bed are going around $700-$800 and in the calculator i put rent at $750. Can anyone tell me if im adding numbers that don't make sense or if this just is not a good BRRRR Deal?! Maybe its a better flip for a first time flipper?
