Advice For Partnering On Wholesaling Deal

I met a wholesaler at the court house collecting leads. He is new to the wholesaling industry and was looking for guidance. He was connected with a couple of of wholesalers but when it came down to buying a property/assigning the property the wholesalers he was partnering with stoped answering the phone and became unavailable. The wholesaler (Tim) that originally found the deal said that they (the original team) had a Purchase Sale Agreement signed between the son. However the property is owned by son and father. Wholesaler Tim stated that the previous contract is void because only the son signed it. Now the wholesaler Tim has the purchase sale agreement with both the father and son signatures. He needs help selling the deal. Before I start marketing the deal to my list of buyers what do I need to to do to make sure the deal is sured up and that we don’t have to worry about it being stolen. The wholesaler Tim said he has the keys, the purchase l contract, and the buyer is motivated due to old age and financial hardship to sale. We have a partnership agreement stating how we will split assignment fee.
