Is it worth putting in an egress window in the basement of this property and building a bedroom to make this a 3 BR house?

Currently this house needs cosmetic work and one wall removed to open up the kitchen / living room area. The bathroom also needs to be completely redone.

Any suggestions would be appreciated.
