Good Afternoon All,

I am looking to purchase my first duplex property, and I am very excited.  As you can see, the numbers do not add up at all!!!  I would like for you guys to review this for me to make sure I plugged in the numbers correctly.  I also did calculations for the property if I purchased it for $350K, and my monthly cash flow would be around $492.00 total, and the cash on cash ROI is approximately 6.9%.  This is a significant difference from the asking price, so my question is should I still make an offer for the $350K, or because of the drastic difference, I should move on.  Thanks
