Need help ASAP! Deal or no deal?

Hey BP. First time posting. I would like all the input I can get on a future property. I jus found out I won the bid and I’m having second thoughts. I looked at comps, and ran a few numbers and the house next door is exactly the same and sold for 78,000. I had placed a bid for the same price as the house next door.
