Transitioning from SFH to Apartments: 0-100 in a year

I wrote a blog peice about this topic which can be found here

The short version is that my partner and I decided in Jan 2017 that before the end of 2017 we would start to transition from SFHs to multifamily properties.  Our goal was to acquire 100 units through 1031s and other means.

We failed to hit 100 and ended year with two purchases for a total of 31 units.

We made some mistakes and bad assumptions but we have learned a lot, we made some money and we will soon be closing on a 32 unit which will put us at 63 units.  We also recently went under contract on a 48 unit which will get us to our goal only a few months behind our original schedule.
