My first rental purchase.
I'm negotiating on my first purchase. I'm making an offer of 95K. It's a two unit rental. One renter's lease is in place until October and the other renter's agreement is until AUG. Both units rent for $680/mth. I can get a 30 year loan at 5.5% and 20% down. There would be a $230 monthly cash flow. I'm factoring 30% monthly for vacancy, repairs and capital investments. What are you thoughts?
