Cafe / 4 bd 2 bath college rental

Hello all so I’m looking at a 4 bedroom 2 bath Home that is in great condition in the upstate ny area in a small college town I attended for 4 years , now graduated I’m looking to provide quality housing which is lacking up there. Attached to the house (not structurally) is a decent sized cafe/ice cream shop which hasn’t been open in 5 years, but has everything needed to get it up and running. Listed at 225 the counter offer / bottom offer is 198k. I’m thinking it will bring in 25k in rent thru out the year.. is anyone investing in upstate New York college towns that could provide me with some more info?
