Need help with contract!!!

I currently got a property that I am wholesaling. I already have the buyer lined up, it is a 5 acre lot and the deal will only work if we can subdivide it into 3 lots. I know we for sure got 2 lots the 3rd one is in question. Buyer ordered a servey and is awaiting the city approval. How do I write this contract ?
